Application

Bulk sampling can provide invaluable information, especially when air sampling is limited or insensitive. It can confirm the presence of microbial activity and identify the actual sources of contamination that will ultimately aid in remediation.

Any type of environmental materials that include settled dust, sections of wallboard, pieces of duct lining, carpet pad segments, return air filters, fabric, wood, wallpaper, clothing, insulation, etc., can be considered bulk samples. These bulk items are submitted as samples and analyzed for microbial contamination. The bulk sample should be a representative section ofthe contaminated area and weigh about 25 grams.

Required Equipment

Zip-type Bag or 4 oz. Glass Jar

Sterile Cutting Tool

Gloves

Sampling Methods

Using gloves cut bulk samples aseptically from the source and place in a clean container. Samples to be tested for VOCs or fecal sterols should be placed in a glass jar. Refer to page 18 for bulk sampling method for endotoxins. The approximate weight of sample should be 25-50 grams.

Caution should be taken to prevent cross contamination of bulk samples with other indoor air samples or other possible contaminates that may somehow affect analytical results.

Bulk sampling can be semi-quantitatively screened or cultured for colony forming units. The screens have shorter turnaround times since there is no time delay for growth.

Quality Control

Multiple samples should be collected for comparison studies to include at a minimum a suspect and non-suspect sample.

Microbial growth on building materials is easily aerosolized by physical activity. All sampling of this nature should be done subsequent to any air sampling. Any air samples collected after surface or bulk sampling may be skewed due to bioaerosols aerosolized from the sampling event.

Safety Precautions

Caution should be exercised when collecting bulk or surface samples in occupied areas. If this type of sampling is to be performed, potential exposures to occupants should be addressed and appropriate controls implemented if necessary.

The sample collector should avoid coming in contact with any biological material. Protective equipment may be necessary.

Dade Mold Inspectors provide mold testing and indoor air quality assessment to the South Florida Region, including Miami, Ft Lauderdale, Orlando, Daytona, Tampa and Naples.

More potential home buyers and their agents have been requesting mold inspections. In some cases the properties inspected have been foreclosed homes and home on the market for a couple of months.

If your foreclosed property has mold and nobody is there to remove it, then it will grow; ultimately devaluing the property even further.

If you’re interested in purchasing a foreclosed property, you should have it inspected by a professional mold remediation company to ensure there’s no mold lingering behind the walls or under the floorboards. Often it’s difficult to know if mold is present in a foreclosed property; because it’s been boarded up for some time. Mold often gives off a musty smell, but not always. If the indoor air is stagnating, then it’s difficult to distinguish the mold from musty smell as a result of being boarded up.

Realtors, buyers and sellers shouldn’t be overly worried by mold problems on a foreclosed property as they can usually be quickly addressed and the mold quickly removed, quite economically.

Additionally, if the property had mold or other indoor air quality issues, this provides an excellent negotiating point to discuss during the sale.

You should hire a qualified, certified, licensed, and insured mold removal company to inspect for mold before you purchase a foreclosed property. They will be able to inspect the property for all indoor air quality issues and provide a report for your records.

Water Damage Restoration -
A Water Damage can occur at any given point in time without notice. Often times, there are signs of a water damage before the obvious spread of water throughout a home. Early detection of these water damage signs can mean the difference of a simple mop up job and a full scale dry out. To make matters worse, if water damage is not dealt with properly, mold will begin to develop and spread throughout hidden areas all over your home. The most important factor to limiting the damage done by a water leak is knowing where your main water shut off valve is. This simple little tidbit of knowledge can mean the difference between $100 and $10,000.

Kitchens and bathrooms are the most notorious areas of a home for water damages as they generally have the most plumbing running through them. Common problems in these areas include leaking from the cut-off valves beneath the sink, bursting pipes caused by significant changes in the outside temperature, and even overflowing toilets. These common leaks are generally the most inexpensive if caught early. To avoid a potential long term leak, it is a good idea to turn off your main water valve if going on vacation or leaving for a long period of time.

Roof leaks as well as window leaks are also more frequent causes of water damage than you would expect. It is a good idea to have a roof inspection periodically to ensure that there aren’t any signs of water intrusion. You can just as easily take a stroll up to your attic and look at the underside of the roof. Typical signs of water damage include discoloration in the wood, cracked areas of wood, wet insulation, etc. A couple of tips to avoiding roof problems are ensuring that your gutters are cleaned and free of buildup, cutting large branches that grow above your home, and proper ventilation in the attic to minimize the buildup of heat and moisture.

Services range from an inspection that is requested in specific client defined areas, to a survey of the entire structure that may uncover various problems in your home or business.

Level 1 Mold Inspection.

The purpose of Limited Mold Sampling is to detect the presence of mold contamination in client defined areas. This service provides a fast economical method to determine if and what types of molds are in that defined area. The limitation of the Limited Mold Sampling service is that other sources of mold may be present in other areas.

Level 2 Mold Inspection

This level of Inspection service utilizes a visual assessment of the entire home, identifies “red flags” for mold, and a limited sampling for mold. If “red flags” are found, the client is advised and provided the opportunity for further sampling. The Mold Screen Inspection is the most popular inspection service in real estate transactions and mold remediation.

Level 3 Mold Inspection

Clearance Mold Testing is designed to determine the success of remediation efforts. Clearance Mold Testing is provided for those remediated areas within established containment zones.

We offer 3 levels of mold inspection services. These standards are used in the Mold Inspection industry and are used by Certified Mold Inspectors (CMI). Our Mold Inspection Services range from an inspection that is requested in a specific client defined area, to a survey of the entire structure that may uncover various other problems in your home.

Should I be concerned about mold in my home?

Mold should not be permitted to grow and multiply indoors. When this happens, health problems may possibly occur and building materials, goods and furnishings may be damaged. If mold is growing in your home, you need to clean up the mold and fix the moisture problem. Dade Mold Inspection Services will detect all mold problem areas.

Are some molds more hazardous than others?

Some types of mold can produce compounds (called mycotoxins) although they do not always do so. Molds that are able to produce toxins are common. In some circumstances, the toxins produced by indoor mold may cause health problem. All indoor mold growth is potentially harmful and should be removed promptly, no matter what type of mold is present or whether it can produce toxins

All testing is done by EMLab; all of our clients will be provided with a report within 24 to 48 hours after inspections are completed.

Molds are everywhere — indoors and outdoors. They are simple, single cell, microscopic organisms and their purpose is to break down organic materials.

Mold Reproduction

They only need moisture and one organic food source to reproduce. The organic food can be anything from leaves to paper to wood studs or joists in your home. Mold grow by digesting the organic material and gradually destroy their host. They can be seen on surfaces they on which they grow in the form of discoloration frequently green, brown, gray and the dreaded black mold. Molds release countless tiny, lightweight spores, which travel through the air unseen. When they land on some organic material and have some moisture, they begin to thrive.

Effect of Mold In the Home or Workplace
